Major renovation and extension of 11-12 Grosvenor Crescent.
The project entails the development of the site at 11 to 15 Grosvenor Crescent to comprise of 12 high end private residential units, 1 nr staff apartment, spa / gym facilities and a two storey basement with a car lift. The gross internal area is circa 100,000 Sq./Ft.
Extension and refurbishment of an existing listed building. Works consist of three packages:
Piling attendance for the new sub and superstructure package.
New and retained floors
Floor strengthening by insertion of new steel beams above retained and listed ceilings. Demolition of roof and modern floors and the erection of new steels. Demolition of internal walls. Small element of temporary works to retain structures during demolition.
Construction of new sub and superstructure RC frame
3-storey basement excavation and substructure with drainage and 5-storey superstructure. Including the installation of trench sheeting to support road where the capping beam was formed.
Initial reduced excavation to expose secant piling for trimming and formation of capping beam. Progressive reduced excavation to Basement B2 level with associated Temporary Works to the secant Pile perimeter.
Installation of below ground drainage, excavation and formation of attenuation tank, manholes, pits, sump pumps, trenches and crane bases.
Progressive installation of R.C. slabs, walls and columns and installation of RC in-situ stairs and Precast within new stair shaft.
Installation of transfer beams at Lower Ground floor and SHS columns from Lower Ground floor to Level 04
Formation of new lift shaft cores and new stair core.
